What is Crowdfunding?
Crowdfunding is a practice of funding a project or a venture by raising funds from a number of individuals, typically via the internet.
The concept of crowdfunding, also known as collective fundraising has been done for a long time, e.g. in 1885 in the United States – funds were raised in this manner in order to put up the Statue of Liberty in New York City.
Traditionally, commercial real estate has been one of the most lucrative property investments on the market, however, it was mainly available to only the very wealthy.
The RealEstateCrowdfundingDotCoza has been designed to give you a platform to help you raise the funds for your property investment and/or participate in property investment opportunity. We offer a platform for smaller investors to enter into lucrative property opportunities with smaller amounts of money than normally required.
How Does It work?
We provide you with a list of property opportunities and property development projects available.
Investors can choose properties/development of their choice knowing that their investment is safe, sound and real! We only list qualified, sound opportunities and that comply with our strict criteria. This would include information like title deeds, municipal accounts, zoning, plans, valuations, feasibility studies, financials, town planner and professional reports, etc.
Furthermore, we encourage investors to do their own due diligence and inspect properties personally prior to making decisions.
Each property or project has a target amount it needs to achieve in order for the investment to be successful.
Whilst the funds are being raised, all monies pledged will be held in an attorney’s trust account. The funds will only be transferred once the target amount is reached.
When target amount is reached – fundraising is successful, each investor will own a percentage in the particular entity as per the amount they pledged.
The property will be run and managed by the investors themselves, who would decide on all aspects maximizing their investment. All profits and dividends will be split among investors as per their percentage of ownership.
For the purpose of ownership, each property investment is owned by a separate entity – A shelf company or a trust – formed and used only in order to own particular property.
Such entity will own only specific property and – for your security – will hold the first mortgage bond over the property.
In case of target amount not being reached for the property – insufficient funds raised – all monies will be returned to the investors.

Step 4. – Once you have inspected the documents and/or the property – you pledge the amount you want to invest.
If the fundraising is successful – you are now a part owner of the property.

While the fund raising is in process, investors will be able to view and inspect properties in person prior to making decisions.
